PRE-APPROVED PLANS
- All pre-reviewed plans are subject to site-specific requirements.
- A site plan must be provided, including setbacks and the locations of existing and new structures, HVAC units, electrical meters, and gas meters.
- A T-24 Energy Analysis must be prepared and submitted along with the design package. Residential buildings must meet either the performance standards (energy budgets) or the prescriptive standards (alternative component packages) set forth for Climate Zone 8 in Lake Forest.
- Exterior walls and roof projections must be 1-hour fire rated if the setback is less than 5 feet from the exterior wall to the property line and/or imaginary line between two structures on the same parcel. This requirement may impact elevations and wall construction details.
- Any submitted plans will undergo review by the City Building and Planning Divisions to ensure compliance with all state and Municipal Code requirements.
